HOUSING COUNSELING

Housing decisions and costs are critical for every household, but the impact will affect all areas of your life. How many friends or family members do you know who jumped into a decision ill-prepared and suffered the consequences later?

Our certified housing counselors provide no-charge, confidential counseling to clarify real estate issues, educate people on home pre-purchase decisions and default prevention and to provide assistance and information relating to reverse mortgages. 

We are also committed to creating productive partnerships with public and private mortgage lenders, companies, cities and community groups to expand consumer financial education and the base of homebuyers in our community.


DEFAULT PREVENTION


A lender will assume you have done everything to protect your home before coming to them for help. We can work with you and your lender to be sure every option is explored. Not every home can be saved, but the situation can be controlled if proper decisions are made early. This requires a workable plan of action.

 Time is of the essence. Please call us for a housing appointment as soon as you realize you cannot continue making payments on time.

For those who are behind in their payments, different types of assistance are available depending on whether your loan is FHA, VA or conventional. We can discuss OPTIONS:

HOUSING EDUCATION


Every renter and homeowner assumes consumer responsibilities along with their rights. We want everyone to have the best information available before making important buying decisions and commitments. Consider the following:

  • How much home can you reasonably afford?
  • What loan programs will best suit your needs? Do any special city-based funding programs apply?
  • Do you understand the whole loan process -- from appraisals, escrow, inspections, title, closing and settlement?
  • Will you be cautious about new spending while you are adjusting to a new, and most times higher, house payment?
  • Will you be able to weather an emergency?
  • How will the lender or services work with you if a problem arises?

We offer "First-Time Homebuyer Workshops" (free six-hour pre-purchase and default prevention seminars) on a monthly basis. In the workshop, attendees learn about budgeting, credit, the loan process, the parties involved, real estate terms and are introduced to skills to avoid future delinquency problems.
